Forney has spent the last several years as one of the fastest-growing corners of the Dallas–Fort Worth Metroplex, and Devonshire is a big part of the reason why. If you’ve been priced out of the northern suburbs but aren’t willing to trade away amenities, schools, or your commute, this is the neighborhood worth putting on your list.

The amenities are the whole point

Plenty of communities advertise a pool. Devonshire built two amenity centers and then kept going.

The Club at Devonshire anchors the community with a large swimming pool and a separate splash pool, a covered pavilion with a fireplace and grilling area, an events lawn, and a playground. The clubhouse can be reserved by residents for private gatherings — a useful thing to have when you’re hosting in July.

The second amenity center takes a different approach: an oversized pool with lounge seating, regulation-size sand volleyball and basketball courts, an open event lawn, and a covered pavilion with shade pergolas and restrooms. Between the courts and the lounge seating, it has a different feel than the first center — worth walking both to see which one you’d actually use.

Beyond the pools, hike-and-bike trails meander the length of the greenbelts and loop around the ponds, which are stocked for fishing. Pocket parks are scattered through the neighborhood. And the dog park is genuinely nice — separate sections for large and small dogs, turf grass, and shade cabanas.

What sets Devonshire apart isn’t any single amenity — it’s that an on-site HOA manager and a full-time Lifestyle Director are here daily, running year-round events. The community calendar is a real thing, not a brochure promise.

Schools: Forney ISD

Devonshire feeds into Forney ISD, and for the Phase 1A section the schools are close enough to matter on a weekday morning. Griffin Elementary sits about half a mile away. North Forney High School is roughly nine-tenths of a mile. Jackson Middle School is about two miles out.

One practical note: attendance boundaries in fast-growing districts get redrawn as new campuses open, so current zoning isn’t permanent zoning. Forney ISD publishes assignments and boundary updates directly, and I’d encourage every buyer to verify a specific address with the district and evaluate the schools against their own criteria.

The location math

Forney sits about 21 miles from downtown Dallas along US-80, with I-20 close by. That puts roughly 2.4 million jobs inside a 35-minute commute radius — the practical reason so many buyers end up here after starting their search somewhere more expensive.

It’s not just a bedroom community, either. Amazon, Goodyear, Vistra Energy, and Smurfit Kappa all have operations in Forney, and Kaufman County has ranked among the fastest-growing counties in the country. Employment is following the rooftops rather than trailing far behind them.

What that means for value

Growth cuts both ways. New construction keeps arriving, which gives buyers negotiating leverage and can slow appreciation in the short term. But established sections like Devonshire Phase 1A have something the newer phases don’t yet: mature landscaping, completed amenities, and no active construction traffic. For buyers planning to stay put a while, that’s worth weighing against a builder incentive.

What Devonshire offers — and what it doesn’t

The case for this community comes down to a few things you can verify on a single visit:

  • Square footage and a yard at a price point that has largely disappeared from the northern suburbs.
  • Home offices and flex rooms in the floor plans here, including a dedicated office and upstairs game room at 1004 Edgefield.
  • Amenities within walking distance — pools, trails, ponds, and a community events calendar run by an on-site Lifestyle Director.
  • A growth corridor where employers and housing are expanding together rather than one trailing the other.

What it doesn’t offer: acreage, a walkable nightlife district, or life without an HOA. Those exist elsewhere in Kaufman County — just not inside a master-planned community. If those are your priorities, tell me and I’ll point you somewhere better suited.
